Hey Friends! Let’s talk about the current market. If we take a look at home sales in February 2021 compared to February 2022 we can see that home values have gone up 12.5% in a year. The average price for a home in the Grand Rapids Metro Area is currently $316,168. This is up from the average home price in January 2022 being $304,213. When we look at the purchase price and what it takes to win an offer in this market you need to know that list price of a home to sold price is at 104%. This means that if you are looking at a home up to $300,000 it is going to be hard to win an offer on a home that is at the top of your budget since most offers are going over list price. The average days homes are listed on the market before going pending right now is 18 days. If we look at the number of homes that have been sold in February 2022 we are looking at 565 homes sold and year to date 1,169 homes have been sold.
